Property Swap Review

Property Swap Review

Avon Community School Corporation has completed a land swap with with Pulte Homes. Pulte Homes received land north of Sycamore Elementary on Dan Jones Road, which the district has owned since 2005, and land south of the Whispering Pines subdivision on County Road 625 East. The school district has owned this property since 2009. In exchange, ACSC received the 78-acre parcel located immediately west of Avon High School.

For more than 20 years, the Avon Board of School Trustees and district leaders — especially current Board President Kim Woodward and recently retired, long-term Board Member Anne Engelhardt — have been working to acquire this property. While no plans have been made for its use, it prevents AHS from becoming landlocked and allows for the possibility of future expansion should that become necessary.

Pulte Homes received 84.75 acres and ACSC received 78.28 acres, a difference of 6.47 acres. Pulte paid ACSC for the difference; these funds went to the Building Corporation's account and can be used for future construction and operations expenses.

The Aspen Trace subdivision project is already underway on the land north of Sycamore. Pulte has agreed to construct homes on the Sycamore property with floor plans ranging from 1,800 to 2,700+ square feet with estimated average sales prices expected to be $400 - $525k+. Land development is underway, and homes would be built over a 3- to 4-year span. Building materials will require cement fiberboard siding, brick or stone wainscot on the front of each home, and front porches.

Pulte is planning a future subdivision on the land near Whispering Pines. Floor plans range from 2,300 to 3300+ square feet with estimated average sales prices expected to be $475 - $600k+.

Since 2021, ACSC has been engaged in a strategic expansion process. We have been systematically expanding and renovating our facilities to ensure we have sufficient room to accommodate our growing student enrollment and that all Avon students have equitable experiences no matter which schools they attend. This important work is being completed while reducing the ACSC tax rate and without the use of referendum funds.

In 2024, Dr. Jerry McKibben completed an updated demographic study that is available on our Strategic Expansion webpage. Dr. McKibben’s data has been an important consideration as the school district plans for the future to ensure we have land in the most beneficial locations to accommodate enrollment growth. Based on the updated demographic study, ACSC does not believe additional schools would be necessary on the Sycamore or Whispering Pines properties and that the property we would receive as a part of the land swap would better serve the long-term needs of Avon students.
