Property Swap Statement

Avon Community School Corporation (ACSC) has been engaged in conversations with Pulte Homes for several months about a proposed land swap that would include land north of Sycamore Elementary on Dan Jones Road. The school district has owned this property since 2005. It would also include land south of the Whispering Pines subdivision on County Road 625 East. The school district has owned this property since 2009. Pulte Homes has filed plans with the Town of Avon for Aspen Trace subdivision to be developed on the land north of Sycamore Elementary and a future subdivision on the land near Whispering Pines.

As a part of this arrangement with Pulte Homes, ACSC would acquire land that would better serve the long-term needs of our school district. Until the land swap is finalized, we cannot divulge which other property would be acquired. As a part of this swap, Pulte has agreed to construct homes on the Sycamore property with floor plans ranging from 1,800 to 2,700+ square feet with estimated average sales prices expected to be $400 - $525k+. Land development activity would begin in the spring of 2025, and homes would be built over a 3- to 4-year span. Building materials will require cement fiberboard siding, brick or stone wainscot on the front of each home, and front porches.

On the Whispering Pines property, Pulte is planning to construct housing with floor plans ranging from 2,300 to 3300+ square feet with estimated average sales prices expected to be $475 - $600k+. Land development activity would begin in the spring of 2025, and homes would be built over a 3- to 4-year span. Building materials will require cement fiberboard siding, brick or stone wainscot on the front of each home, and front porches.

Since 2021, ACSC has been engaged in a strategic expansion process. We have been systematically expanding and renovating our facilities to ensure we have sufficient room to accommodate our growing student enrollment and that all Avon students have equitable experiences no matter which schools they attend. This important work is being completed while reducing the ACSC tax rate and without the use of referendum funds.

Earlier in 2024, Dr. Jerry McKibben completed an updated demographic study that is available on our Strategic Expansion webpage. Dr. McKibben’s data has been an important consideration as the school district plans for the future to ensure we have land in the most beneficial locations to accommodate enrollment growth. Based on the updated demographic study, ACSC does not believe additional schools would be necessary on the Sycamore or Whispering Pines properties and that the property we would receive as a part of the land swap would better serve the long-term needs of Avon students.

On November 18, ACSC was given permission by the property owner to share that the property we are attempting to acquire in the swap is the 78-acre lot immediately to the west of Avon High School.

  • Wednesday, November 20, 6:30 pm at Hickory Elementary
